The role

We are currently reviewing the Caretaking Service to ensure we are providing the best possible service and standards to our residents and therefore the current duties and terms and conditions are subject to change. This will be discussed with potential applicants during the interview stage.

Main responsibilities

To undertake regular inspections of the estate/s to identify the caretaking, cleaning, security and housing management needs at each site. Upon inspection of each site to take action as appropriate to respond to issues identified or report if necessary.

To be responsible for the basic health and safety and security of the building and communal areas, including providing a site presence whilst checking the buildings are secure.

Responsible for the cleaning of the communal areas, internal and external. Ensuring that at all times the site is free from litter and that all surfaces are free from surface staining, residue of cleaning materials, marks, dirt, cobwebs and other soiling.

To remove weeds either by hand or carry out weed spraying of hard paved areas if required.

To remove any graffiti from walls etc., by the use of over painting or graffiti removal fluids. Report to Estate Services Manger if unable to remove.

To be proficient in the use of cleaning machinery, jet washers and floor scrubbers.

Maintain sufficient stocks of cleaning materials.

To identify and report details about incidents of crime, vandalism, dog fouling, littering, tenancy contraventions and anti-social behavior to the relevant department for action.

To check the operation of fire alarms, emergency lighting and entry phone systems.

To respond to fire alarm activation out of hours where necessary.

To be responsible for the checks of the bin chutes and the preparation of waste ready for collection. This will mean an earlier start on collection day.

Where the site has communal bin rooms to ensure that the bins are checked daily and that adequate space is available to cope with the days refuse and that the rooms are swept daily and washed as directed.

To respond to complaints or enquiries from tenants relating to the Caretaking Service, seek management advice if necessary.

To assist contractors when on site.

To execute workmanship to a high standard and ensure it is carried out in strict compliance with the Health and Safety at Work Act, and any other relevant legislation covering safety in the workplace for self and others.

Plan and organise the work, materials and equipment according to priorities, the size and complexity of the job, the need to minimise travel and other non-productive time, and the need to keep scheduled appointments.

Provide supervision and guidance to work experience/ apprentices / new staff as and when required.

To keep supervisory staff aware of progress and problems in a timely manner.

To carry out gritting, salt spreading and snow clearing, as necessary, during bad weather.

 

Essential qualifications/experience

    • Ability to manage their own time. (prioritise works, job completion)
    • Good Communication skills. (Written and verbal)
    • Good customer skills. (One to one or as part of a group)
    • Methodical. (schedule works to maintain order)
    • Ability to estimate time and materials needed for assigned work projects.
    • Ability to work with minimal supervision or as part of a team.
    • Must be able to demonstrate a wide range of maintenance skills and knowledge.
    • Experience working in a similar role. (Level and type of experience)
    • Experience in working with the public. (How to resolve issues when they arise)
    • Able to deal with difficult situations.
    • Trouble shooting skills
    • Well organised
    • Good team player

Desirable qualifications/experience

  • The understanding of social housing
  • Knowledge of building maintenance
  • NPTC Level PA1 & PA6a pesticide certificate
